Home & property inspections in Irving, TX

From Las Colinas towers
to south Irving bungalows.

Irving might be the most varied inspection market in the county: a master-planned urban center, a canal-front condo district, mid-century neighborhoods, and a steady commercial pipeline. We work all of it.

Book an Irving inspection

Two Irvings, two inspection playbooks.

Las Colinas and Valley Ranch mean condos, townhomes, and 1980s-2000s single-family homes where we focus on stucco and cladding details, flat-roof sections, and HOA scope boundaries. South of Highway 183, original Irving carries 1950s-60s homes where foundations, galvanized plumbing, and era wiring lead the checklist.

Irving is also where our commercial work concentrates: office condos, retail strips, and light industrial near the airport corridor. If you are evaluating a commercial property, the same plain-language reporting applies.

Local Snapshot

The Mustangs of Las Colinas

Williams Square in Las Colinas holds one of the largest equestrian sculptures on earth: nine larger-than-life bronze mustangs galloping through a granite stream, fountains splashing at their hooves since 1984. The plaza around them was engineered so the "water" reads as motion. Good construction detail is like that: invisible when done right, obvious when skipped. We look for the skipped parts.

Asked by Irving clients

Do you inspect canal-front condos in Las Colinas?
Yes. We pay particular attention to moisture management, balcony and deck attachments, and what falls to the HOA versus you.
Can one visit cover a small commercial building?
Usually. Most office condos and small retail buildings are a single-visit inspection with a stakeholder-ready report.
