East Dallas and Oak Cliff run on pier-and-beam foundations, original hardwoods, and plumbing that predates your grandparents. Northern Dallas leans slab-on-grade over expansive clay. High-rises and townhomes downtown bring HOA boundaries into the scope conversation.
Age is the single best predictor of what we will find. Pre-war homes get extra time under the floor and in the attic. Post-2000 builds get scrutiny on drainage, flashing, and builder shortcuts. Either way, the report explains what matters now and what can wait.

A note on the Park Cities
Highland Park and University Park sit inside the Dallas footprint, and buyers there face a specific combination: beautiful older homes, premium prices, and original infrastructure. Foundation movement and cast-iron drain lines under slabs are the two issues we discuss most with Park Cities clients. A sewer scope alongside the inspection is money well spent on any home there built before the 1980s.

Dallas inspection questions
- Do you inspect pier-and-beam foundations?
- Yes, and we like them: they give us crawlspace access that slabs never do. Expect photos and plain-language notes on beams, piers, moisture, and any past leveling work.
- What about older homes with cast-iron plumbing?
- We note the material, its visible condition, and whether a camera scope by a plumber is worth it before you close. On pre-1980 homes it usually is.
- Can you inspect a condo or high-rise unit?
- Yes. We scope the inspection to your unit and its systems and flag building-level items to raise with the HOA before you commit.
